Hi everyone, I've been working on a new infill site in Pickering along Kingston Road. This is a mostly residential site with some retail commercial space available on the main floor of the condominium buildings. This site comprises of several old housing lots amalgamated into one. Here are some renders of the proposal.

Retrofitting Suburban Communities - Part 1
Hello everyone, this is my first of many projects which are to be divided in different. I believe these parts. These different parts all relate to the topic of retrofitting existing suburban communities will be the main form of development in the Greater Toronto Area (GTA) in the future.
Part one of my series will be a typical subdivision infill site. I will produce a subdivision that is somewhat out of the ordinary, which will be created to meet high design standards and a mix of housing forms.
One of the largest issues in the GTA is providing a mix of housing that varies in lifestyle and price. There are several issues which do not permit sustainable urbanism to be the common form of development. One is the lifestyle you are catering to, typically being the post world war II town and country development. In this situation people want the best of both worlds, wanting to live on the fringes of the city to enjoy both city and country amenities/conveniences. This form did work for a while, but now is being a huge burden on our society, environment and health. Thanks to the new guidelines set out by the Government of Ontario, Places to Grow Act can reverse these issues at hand.
Second restriction is municipal regulations. Municipal guidelines seem to cater to post war development practices and haven’t changed too much throughout the years. Such restrictions are zoning bylaws which do not take into consideration as much as they should.
A solution to this problem would be to take away the powers of the zoning bylaw to an extent. Current zoning should be able to take care of minor details; however when it comes to new development a new approach should be taken. This new approach could be in the form of a zoning board which would look at each individual area in question as a unique entity, creating special criteria working with the surrounding neighbourhood and developer, and future inhabitants of the site.
This would create unique developments throughout a municipality and will create many opportunities including a variety of choice to consumers.
Here is my first subdivision infill site. This site is located in Pickering, Ontario just east of Toronto. This site is located on the east side of Fairport Road; north of Goldenridge Road and south of Wingarden Crescent, backing onto Dunbarton Creek.
The site is an estimated 2.517 hectares (6.216 acres). It is located in an existing neighbourhood.

I have not yet finished the plan of subdivision, currently I am in the process of doing so. The site will comprise of several types of unit designs and sizes. In total there is to be 55 units in total (21.86 units/ha.). The units comprise of the following:
- 22 - 13.7m (45') Single Detached Lots
- 12 - 9.14m (30') Single Detached Lots (Rear Lane)
- 21 - 6.4m (21') Townhouse Lots (Rear Lane)
As for the zoning for this site, I have the above mentioned lot sizes with rear garage lane access for the 30' single and 21' towns. The 45' product will have garage access to the street. The garages for these units will be set back, which will minimize the view of the garage/vehicle.

Hello everyone,
My name is Jeremy Ordog, I am a recent graduate from an Urban and Regional Planning program here in Ontario, Canada. Recently I started working in the architectural field, which has been a benefit to me learning about the urban design aspect in planning. From these two perspectives I would like to express my ideas and opinions.
In this blog I would like to show case some of my works and ideologies with regards to planning and urban design, I welcome others as well to give their feedback.
I realize from region to region around the world there is different approaches to planning practices and design standards. Most of my designs will incorporate a "Canadian touch", however I am open to new innovate means of development and design.
Just a little bit more about my background, I graduated with one of the top grades in my class, I've won several awards in my studies, and I've had several on the side projects for consultants. I like to think of myself as in the beginning stages of design, every day I constantly learn more and more. I will have some more posts to come, but as for now I have a design showcase on the following link bellow.
